3401 S. La Cienega Blvd. is a transformative mixed-use development located at the intersection of S. La Cienega and Jefferson Boulevards, in the heart of L.A.’s West Adams neighborhood. The project reimagines a 3.53-acre site—formerly home to a self-storage facility—into a dynamic residential and commercial destination adjacent to the Metro E (Expo) Line and the Jefferson/La Cienega Station.
The development proposes 460,824 square feet of new construction, including a 230,412 SF residential building with 260 units, of which 11% are designated for very low income households and 4% for workforce housing. The project also includes a 230,412 SF office building, complemented by 2,869 SF of activated ground-floor retail space. A subterranean garage will serve the parking needs of both residential and commercial uses, supporting a walkable and transit-oriented lifestyle.
Our team secured multiple key entitlements, including Site Plan Review, Density Bonus compliance under state and local law, a Conditional Use Permit for alcohol service, and a Vesting Tentative Tract Map to allow for residential condominium subdivision. Designed to catalyze community engagement and economic activity, the project offers a forward-thinking blend of housing, office, and retail within one of L.A.’s most rapidly evolving transit corridors.
